Retail Property Solutions

As a major landlord to the retailing community, Kimco Realty Corporation’s long-term goals are linked closely to the viability and profitability of the retailing community. Retail Property Solutions has been formed specifically to assist retailers in maximizing the value of their real estate assets by converting fixed assets to cash, capping the potential exposure of stores that are dark or considered for closure and providing resources necessary to deal with real estate.

  • Financing – Kimco can provide liquidity to retailer’s largest fixed asset, their real estate. We lend against leasehold interests, as well as fee interests. Due to our position as an owner of retail real estate, we more likely can provide higher loan-to-value lending.

  • Sale-leaseback transactions – Kimco can provide higher liquidity to retailers by entering into a sale-leaseback transaction. In this type of transaction the retailer sells the fee position to Kimco and simultaneously leases back the site. What makes Kimco unique is this field is: (i) our ability to understand on the underlying value of the real estate, in addition to the credit of the retailer and (ii) willingness to structure leases best suited for the needs of the retailer including length of term, purchase options, etc.

  • Provide capital for new store development and improvements – Traditional channels of financing or equity may not be responsive enough or willing to provide necessary capital to either open new stores or make needed improvements to existing sites. Kimco can un-tap the appreciation in existing real estate to support a needed expansion or renovation.

  • Exit Strategy for Closed Stores – Kimco can utilize its full resources to assist retailers in bringing complete solution to its closed store portfolio including property management, leasing and administration. The retailer can then focus on its primary goal, the operation of its business. Kimco is prepared to place guarantees on the exit cost to bring certainty to this situation as early in the process as is practical. This service can be provided on fee or guarantee basis.
